May right po ba ang main tenant mag paalis ng mga umuupa sa each room with 1 month notice.

sa magrerent kc ng room, una pa lang, sabihin nyo na pag gusto nyo equal power sa bhay... na gusto nyo cash out 2 months adv plus 1 month deposit plus 1 month agent fee plus gst plus taxes, na kayo rin bahala sa furnishing ng room nyo, na magco-commit kayo 2 yrs stay sa bahay,,, pag satisfied nyo lahat criteria n un, then ala sub tenant at main tenant, equal kayo lahat as co-tenants.

meron kc mga asal free loaders dyan e feeling righteous pa, kung ikaw nakabayad nung binanggit ko, magtitino k cgurado sa bahay nyo kc isang maling galaw lang at kick out k ng owner at forfeited lhat binayad mo..

ang tanong e ano karapatan ng sub-tenant, kesa sa karapatan ng mga taong nkakontrata at may direct communication sa may ari ng bahay... buti nga may 1 month notice pa e, pag owner nagpaalis sa inyo lahat, isipin mo sino ang talo... harmonious sana pagsasama s bhay, kick out dpat ang pasaway, lalo n pag subtenant lang n feeling ala consequences pinaggagawa nya...

ang hirap nito late na magbayad, parang sila pa ang galit at main tenant. na parang sila klahat nag deposit , advance, taxes , agents fee.
Ang sabi nila sakin, di daw ako pede mag paalis ng tenant ko kahit may 1 month notice.
Sila lang daw ang pwede umalis, ng may 1month notice.

Ang mahirap , nag hahamon ng away! Smile na diko alam , baka nakalimutan ang diploma niya sa pinas. hehe..
any advice, pag ayaw umalis?

Richard ganito upuan nyo problema kausapin mo na yaong 2 lang sabihin mo sitwasyon na maayos ang salita kasi pag nagtaas ka ng boses at nagbitaw ng di magandang salita magmamatigas sila mauuwi sa di maganda usapan.

Ako ng magpa alis ito sinabi ko. Alam mo may mga bagay na di sinsasadya pero nangyayari. Mabait ka naman kaya lang may mga bagay na di tayo makasabay sa iisang tugtog. Mahirap naman magsama tayo sa iisang bahay ng ganito at mabuti na yung maayos ang pag hihiwalay.

As what i told you before we can give one month notice to each other para makahanap ng papalit sa room. Now I am giving you 1 month notice hanap ka ng ibang room at hanap na din ako ng ibang uupa.

Please dont asked me kung ano yung di namin nagustuhan para maghiwalay tayo ng maayos. Ayun smile na lang kayo pareho straight simple talk.

BTW i dont ask also sa lahat ng binayad ko agent fee tax, at stamp fee

Sa totoo lang there is no such thing as main tenant at sub-tenant... merong tenants at landlord lang as per contract. Kung mag pupumilit silang mag stay ay mahihirapan kayong paalisin kasi wala namang contract between tenants. Wala kayong legal rights na pinanghahawakan para paalisin ang "sub-tenant". Ang tanging sagot sa inyo ay magandang usapan ng dalawang panig. Pag pinalaki nyo pa yan at naka abot sa landlord nyo baka mahanapan pa kayo ng butas at lahat kayo ay paalisin.

Hintayin natin si Madam jinalvarez mag reply... dito sya maaasahan kasi kasama sa trabaho nya ito...

Smile There is no such thing as a main tenant. Hence no rights between MT and ST. You can quarrel all you want, but when the authorities step in and review the arrangement, both will be evicted.

it's a shared obligation as i see it. as long as he is able to give his part in the contract, attitude/relationship is not part of it.

totoo ito, kung palalakihin pa ang gulo, lahat talo. lahat naman ng problema pede madaan sa magandang usapan. masakit nga lang sa ulo pero kung from the start pa lang, na lay-out nyo na ang mga rules at prohibitions, ala na ang ganitong issue.
