Mga Kababayan hingi lang po ng advice kung saan mas OK mag apply ng housing loan sa pinas..sa pag-ibig ba or sa bank? anu pa ang mga advantages at disadvantages ng bawat isa?

Pag-ibig:
- mababa ang monthly
- longer terms
pero kung susumahin mo, masyadong malaki binabayaran mo.
try to compute: monthly pay out X number of months. then compare to the loaned amount.


Bank:
- short terms (10 years or less), depende sa capacity mo
- medyo mataas ang monthly
- sometimes 8% annual interest
- for banks, check for lower interest at me fix rate offer.

Last year, i went for BPI bank loan.
- 8% annual interest fix rate for 5 years

check mo rin capacity mo in terms of payment.. Smile

depende kung magkano ang i-loan mo ... by range din kasi ang interest rate ng pag-ibig ... if ang value ng property is more than PHP2M, minsan mas mababa na ang interest rate ng bank ...

nagbibigay na rin ngayon ang bank ng 15 years and 20 years terms with 10% down payment for as low as 5.75% interest. yun nga lang pag short term ang kinuha mo mo sobrang laki ng monthly.

advantage ng pag-ibig.. long terms. low monthly amortization. pagnagbayad ka ng sobra dun sa monthly mo ibabawas sa principal amount ng loan mo kaya parang hindi pressure sa pagbabayad.

Correct me if i'm wrong, sabi ng friends ko na nag loan din sa pag ibig na kapag OFW ka or based ka abroad eh 15 years lang daw maximum terms unlike pag based ka sa pinas up to 30 years pwede. 20 years sana kukunin nya kaso di daw pwede kaya 15 years kinuha nya.

Yan bang longer terms na sinasabi mo eh based on your own experience or experience of your close friend?

for me, nag inquire nako both pag-ibig and bank.. bank na lang pinili ko less hassle.

Kabayan.. hingi lang ako ng input.. regarding sa bank loan.. anung bangko sa pinas ang napili mu?
Plan ko din po magloan (housing) sa bangko, my nakapagtry na po ba dito na mas malaki ang hinuhulugan kesa sa talagang required monthly amortization..?

panu po yung ginagawang pag"U-UPDATE" ng bangko sa ganitong situation, every year po ba ang update nila?

Di po ba nababawasan yung principal amount & interest kung nakakapagbayad ka ng mas malaki sa monthly amortization na required ng bangko?

pasensya na po.. curious lang.. salamat po sa reply in advance.

Di po totoo yang sabi ng friends mo. Nagbibigay din ng 30years ang Pag-ibig para sa mga OFWs.

Para po sa mga nagpplanong kumuha ng house and lot thru Pag-ibig, pag-isipan nyo munang mabuti kung ilang years ba talaga nyo gustong bayaran ang loan. Although mababa nga ang monthly payment kapag longer term, pero maliit na porsyento lang nung binabayad mo ang napupunta sa principal loan. Halos 95% nyan ay napupunta lang sa interest. So I personally don't suggest na kumuha kayo ng loan na 30yrs sa Pag-ibig. Mas mainam kung maximum na ng 20years, or much better kung 10-15years lang. Please try to search the mortgage calculator of Pag-ibig so you will know what I mean.

Sa bank naman, meron din sila naiencounter na problem. Minsan kasi nadedelay ang release ng pera nila so tendency is nahihinto ang trabaho. Similar thing happened to my classmate. Kumuha din sila ng bahay sa subdivision na kinuhanan namin. Expect nila na makakalipat last December pero dahil nagkaproblema sa financing ng bank, nahinto ang trabaho ng developer so delayed ang turn over.

Mas mababa po ang monthly ng bank compared sa Pag-ibig. Sa pag-ibig kasi, force ka magbayad ng monthly contribution mo plus other things. Ang kagandahan lang sa kanila, kahit madelay ang bayad mo ng 2-3months, ok pa. Sa bank medyo mahigpit sa delayed payment.

medyo mabusisi nga sa pag-ibig, though ok din kasi nagpapadala sila ng inspector sa ginawa ng developer. at least may security ka na nasunod yung plano ng bahay na pinagawa mo. on the other hand, kapag may gusto kang i-customize sa plano ng bahay, you will not be able to do that during the development period.

sa bangko, mas mahigpit ang risk assessment nila. meron lang sila certain amount na pwedeng ipa-loan sayo based on your credit history.

Definitely Pag-Ibig. Read up on their website tapos compare mo sa bank. Makikita mo difference why. Talk to people who took their loan from Pag-ibig din. makikita mo rin other experiences na di mo mababasa sa website nila. Pag-ibig is still better than banks.

Well, Ito experience Ko:
kumuha akong condo at thru pagibig loan siya. Un developer na nagasikaso lahat lahat at mga 6month na approved din at take home pa ng pagibig ang balance Ko sa equity kasi Kung un equity mga 120k pesos at after un monthly na 6k for 25 years eh mga 50k palang nababayad Ko sa equity kaya take home Ko na ng pagibig pero un kulang idadag sa monthly amor ko kaya abot kaya parin..wala akong gaanong pera pero tingnan mo may bahay agad Ako Smile yan ang kaganyan an sa pagibig Kahit walang gaanong pera makakakuha ng condo pa..at balak Ko pag nagkapera ng malaki Pedeng bayaran ng hanggang 5yeats lng Depende sau Kung kelan mo gusto..So wlang hassle db!!!!

Hello pacey,

May mga katanungan lang ako sayo.

1. Ano ibig mong sabihin ng "take home pa ng Pag-ibig ang balance mo sa equity?"

2. How much ang monthly mo sa Pag-ibig? Siguro naman example mo lang yang 6k for 25yrs noh. Monthly contribution at insurance pa lang ay aabot na ng 2-3k plus. To think that it is a condominium, ipagpalagay na nating 2m ang total contract price nyan, I assume na abot ka ng 20k monthly.

--Depende yan kung magkanu ang Total Unit Price ng condo..Un sakin kasi 1.1M maliit lng kaya 5600 pesos monthly ko for 25 years at 500 sa contribution.magkaiba ang contribution at housing loan mo kaya abot 6k sakin.At gawa na ang condo kaya mabayaran mo lng ang developer fee, equity at etc na abot sakin ng 120k pesos makakapag move in kana..take home means kulang kasi un naiibayad ko na 120k kaya un kulng pagibig na sumagot..

-- Magtrabaho nko sa pinas ng 5years kaya malaki change na naapproved ako sa pagibig 100pesos lng binabayad monthly ng company ko that time ngyon dito nko sa sg Smile...
